DUBLIN, CALIFORNIA – A major new senior-care development is beginning to take shape in Dublin, where construction has started on a $35 million memory-care facility near the intersection of Dublin Boulevard and Inspiration Drive.
The project, known as Inspiration Memory Care, will be a two-story, roughly 35,000-square-foot community at 7500 Inspiration Drive. It is designed for 55 residents and represents the first phase of a larger senior-living campus planned for the west Dublin site.
Developers formally marked the start of construction at a Sept. 9 groundbreaking ceremony. The memory-care building is expected to welcome residents in fall 2027, according to PACE Loan Group, which supplied nearly $13 million in financing for the project.
A Second Senior-Care Building Is Planned
The broader development covers two parcels on opposite sides of Inspiration Drive near Dublin Boulevard. After the memory-care facility, Calson Management and Development plans to begin work on an 84-bed assisted-living building nearby.
That second phase is expected to begin construction in 2027 and open during the second quarter of 2028, Calson principal Jason Reyes told the Pleasanton Weekly.
Together, the two facilities would add 139 senior-care beds in a part of Dublin that has grown rapidly but has comparatively few specialized housing options for older adults.
The plans have been in development for years. Calson submitted the proposal in 2020, and the Dublin City Council approved the project in May 2022. City approvals covered the site’s planned-development zoning, design review and the transfer of a small unused section of Dublin Boulevard right-of-way.
California environmental records describe both buildings as residential care facilities for the elderly. The state’s project summary also shows that the development required landscaping, parking and utility improvements, along with adjustments to land-use designations and a conservation easement on the larger property.
Designed Specifically for Memory Care
Unlike a conventional assisted-living community with a smaller memory-care wing, Inspiration will be devoted entirely to residents living with Alzheimer’s disease, dementia and other forms of memory loss.
Site plans submitted to Dublin show a 53-unit layout with a total of 55 beds, plus courtyards, walking areas and 25 parking spaces. Approximately half of the 1.6-acre memory-care parcel is designated as open space.
Inspiration Memory Care will become part of Calson’s Linden Collection and will be a sister property to The Linden Collection at The Well at Sunset in Livermore. CareStone Builders is serving as the general contractor, while Calson will operate the facility after it opens.
The project also carries an unusual financing component. PACE Loan Group said its $12.95 million Commercial Property Assessed Clean Energy loan will help pay for energy-efficient lighting, heating and cooling systems, water-saving fixtures, insulation, windows and elevators, as well as seismic-resiliency work.
For Dublin, the groundbreaking moves a long-planned project from city approvals into visible construction — and begins the first of two facilities intended to expand specialized care options for Tri-Valley seniors and their families.
