San Ramon Could Tear Down a Huge Office Complex to Build 222 Homes

SAN RAMON, CALIFORNIA – A large office complex in San Ramon could shortly give way to a new neighborhood with homes for sale and an affordable apartment building.

The proposal targets 2000 and 2010 Crow Canyon Place, where two four-story office buildings total approximately 308,500 square feet, according to Contra Costa News. That is more than 300,000 square feet of offices potentially coming down to make room for housing.

Called the Plaza San Ramon Development Project, the proposal comes from Sunset Development Co. The city’s notice identifies REDUS Properties Inc. as the property owner and says the applications were filed October 5.

Plans for the approximately 12.29-acre site call for 120 for-sale detached condominium homes, including three live-work units, plus 102 rental apartments in a building designated entirely for affordable housing. Private roads, parking, landscaping and shared open space would also be built.

There is another potential housing component: up to 68 optional junior accessory dwelling units within the for-sale homes. Those are listed separately from the project’s 222 main residences in the city’s study session notice.

For now, this remains a proposal. The Planning Commission will discuss it at a study session on Tuesday, November 3, at 6 p.m. in the Council Chamber at 7000 Bollinger Canyon Road.

No formal action is scheduled. The meeting gives the applicant an opportunity to present its plans to commissioners and the public early in the review process.

The project would add to San Ramon’s growing list of office properties being redeveloped for housing. At 2 Annabel Lane, for example, a separate project calls for demolishing an office building and replacing it with 64 for-sale townhomes and nine accessory dwelling units, according to a state environmental filing.

For Crow Canyon Place, the next step is public discussion. Residents can find the November 3 agenda and participation instructions on the city’s meetings page at least 72 hours before the session.
