Gigantic New 456-Unit Apartment Complex Is Coming Soon to San Ramon
SAN RAMON, CALIFORNIA – While many communities in the 925 have been built up for years, it feels like San Ramon is always expanding.
Case in point: a brand new, absolutely massive apartment complex is coming soon to the city. We have a tentative date for it to open–more on that below.
The team behind San Ramon’s new Avalon Bay Bishop Ranch sent us lots of info–and some photos/renderings–of the new project. Here’s how it will look:

The new complex is planned for a 5.74-acre vacant parcel at 6200 Bollinger Canyon Road. The development is slated to include two five- and seven-story residential buildings connected by a breezeway, plus amenities like a fitness center, pool, work lounge, clubhouse, rooftop deck, and a pet spa.
City filings describe the site as part of the Bishop Ranch “CityWalk” planning area, with the apartment project approved by the San Ramon Planning Commission in June 2024 (originally as a 457-unit plan), then revised in October 2025 to 456 units.

No idea why they lost one unit! Hopefully it won’t be missed too much.
The development apparently also includes 640 parking stalls and 21 street parking spots.

We’re proud to provide new thoughtfully designed homes to help complete their vision for this neighborhood,” said Joe Kirchofer, senior vice president of development at AvalonBay.
In the revised city filing, San Ramon says the project satisfies its affordable housing obligation through an off-site land dedication arrangement tied to the broader CityWalk plan, helping facilitate the separate Bishop Ranch affordable apartments site.
So when will these new apartments come on the market? Well firstly, the project appears fully underway, with a rep telling us that construction begins this month.
The new building expects to welcome its first tenants in 2027.
