Two San Ramon Homes Are Priced at $241,407 — But the Lottery Closes Tomorrow
SAN RAMON, CALIFORNIA – Two new San Ramon townhomes are listed for $241,407 each, and buyers hoping for a chance to purchase one have until tomorrow to enter the lottery.
The deadline is Tuesday, October 6, 2026, at 5 p.m. The homes are part of San Ramon’s Below Market Rate Home Ownership Program at Lennar’s Iron Horse Village development.
There are important qualifications: the homes are reserved for eligible low-income households, and entering the drawing does not guarantee a purchase.

What the homes include
According to the City of San Ramon’s listing, the two homes are at 2005 Bolster Loop and 3029 Bolster Loop. Each has two bedrooms, 2.5 bathrooms and approximately 1,187 square feet.
Iron Horse Village is a 117-home development with a mix of single-family and multifamily residences. Planned features include a private tot lot, landscape paths and a connection to the adjacent Iron Horse Trail.
These are two of six below-market-rate homes listed for the development. The city has not yet announced prices and drawing deadlines for the other four.

Who can qualify?
The official drawing notice sets a minimum household size of two people and a maximum of five.
Applicants must meet the program’s first-time-homebuyer rules. Generally, that means they have not held an ownership interest in a home during the three years before applying, although the rules provide certain exceptions.
The drawing uses Contra Costa County’s state income limits. Under the 2026 limits linked by HouseKeys, the maximum annual income for the low-income category is:

These are household limits, rather than limits per person.
The notice says income from all household members age 18 and older is counted. Asset limits and financing requirements also apply. All-cash purchases are prohibited.
The price comes with restrictions
HouseKeys, which administers the drawing for the city, lists an HOA charge of $434.45. Solar is included in the purchase price. The city says it is not offering down payment assistance.
Buyers must also accept a 30-year restriction term. HouseKeys explains that the program requires owner occupancy and limits future resale. Buyers should review the restrictions on selling, refinancing and other ownership decisions before proceeding.
How to enter before tomorrow’s deadline
Start at the HouseKeys Iron Horse Village page and follow the link to MyHouseKeys. Applicants must create an account, complete their member, income and asset profiles, and enter Opportunity Drawing No. 783.
HouseKeys allows one account per household and one entry per household per program. Applicants must also complete an orientation and pass the required quiz.
Any city preferences being claimed must be selected by the October 6 entry deadline, with supporting proof submitted by the file deadline. Preferences can affect the final ranking.
The later file-submission deadline is October 22 at 5 p.m. HouseKeys currently expects ranking results around October 14 in the evening; dates and costs are subject to change.
For interested households, the immediate deadline is tomorrow at 5 p.m. — the cutoff to enter the drawing for these two homes.
