New Bank Coming to San Ramon, and the Building’s Owner is Surprising
SAN RAMON, CALIFORNIA – Westamerica Bank is planning to open a new branch in November at 3130 Crow Canyon Place, inside the Canyon Commons Corporate Plaza, a four-story office building recently acquired by the San Ramon Valley Unified School District (SRVUSD).
The bank will occupy a ground-floor space formerly used by First Republic Bank, which has sat vacant since First Republic departed.
The upcoming opening was first reported by DanvilleSanRamon, which spotted new signage at the location announcing the bank’s arrival.
It highlights an unusual real estate strategy by a local school district looking to generate revenue from commercial tenants.

Why a School District Owns an Office Building
Last year, the San Ramon Valley Unified School District approved the purchase of Canyon Commons Corporate Plaza for $18 million.
Rather than simply acquiring office space for its administrators, the district bought a commercial property that was already home to multiple private tenants.
The goal was twofold: relocate the district’s administrative headquarters from Danville to San Ramon and collect rental income from businesses occupying the rest of the building.
According to an official California Environmental Quality Act filing, the property offered modernized common areas, suitable administrative space and existing commercial tenants capable of generating additional revenue for the district.

The move also places the district’s administrative offices closer to its existing service center at 3280 Crow Canyon Road.
The purchase comes as SRVUSD has grappled with significant budget challenges, making potential new revenue streams particularly valuable.
Westamerica Bank Expected to Open in November
Westamerica Bank, which is headquartered in San Rafael, has signed a lease with the district and expects to welcome customers at the San Ramon location in November 2026.
The property is also approaching full occupancy.
According to Cammack, Canyon Commons is now 98% occupied, with only one approximately 1,530-square-foot office suite remaining available for lease.
That occupancy figure includes the school district’s own administrative offices, which completed their relocation to the property in October.
For SRVUSD, the arrival of another commercial tenant is a tangible example of how its new headquarters can serve both administrative and financial purposes.

What’s Next for the District’s Old Headquarters?
With its move to San Ramon completed, the district is now turning its attention to its former administrative campus at 699 Old Orchard Drive in Danville.
The property is expected to be sold, with proceeds helping offset the cost of purchasing the new San Ramon headquarters.
The Danville offices have closed to the general public, although Board of Education meetings are expected to continue there through the end of the 2026-27 school year.
An exact November opening date for the new bank branch has not yet been publicly confirmed.
