Bishop Ranch Is Filling Up Again — These Big Companies Are Expanding in San Ramon
SAN RAMON, CALIFORNIA – Several major employers are taking more space at Bishop Ranch–it’s a very encouraging sign as San Ramon’s business district as it evolves into a neighborhood with offices, homes, shops and restaurants, not just an office park.
John Muir Health, Cloud Software Group and Trumark Homes are among the tenants expanding, according to Sunset Development figures reported by Danville San Ramon.
Sunset reported approximately 435,000 square feet of lease renewals and another 192,000 square feet from expansions and new tenants over the past year. Together, that represents roughly 627,000 square feet of leasing activity.

The reported expansions include:
- John Muir Health: 40,512 additional square feet.
- Cloud Software Group: 27,766 additional square feet.
- Trumark Homes: 19,877 additional square feet.
- Berkshire Hathaway Specialty Insurance: 6,878 additional square feet.
- CBG engineers: 5,367 additional square feet.
Those five expansions alone total more than 100,000 square feet.
For residents, John Muir’s growth is especially helpful: it presumably means more medical care close to home.

In a June announcement, the health system outlined a planned $50 million investment in its San Ramon Outpatient Center at 12677 Alcosta Boulevard.
The expansion, targeted to open in 2027, is expected to bring an estimated 25 to 30 additional physicians across specialties including primary care, oncology, cardiology, surgery and women’s health. Plans also call for expanded surgery services and imaging capabilities, including CT and MRI.
John Muir said the center had averaged approximately 10,000 patient visits per month since opening.

Cloud Software Group’s commitment also appeared in Cushman & Wakefield’s first-quarter 2026 market report. The brokerage described the company’s move at 2623 Camino Ramon as an expansion from 24,877 square feet to a full floor exceeding 50,000 square feet, more than a doubling.
The report identified that deal and John Muir’s lease at 12677 Alcosta Boulevard as the quarter’s two largest leases in San Ramon.
There is an important distinction in the overall numbers: renewals account for roughly 70% of the reported leasing activity. They represent companies committing to stay, rather than previously empty space filling up. The totals alone do not establish how much Bishop Ranch’s overall vacancy rate has changed.
The corporate commitments are happening alongside a broader residential change. On its residential development page, Bishop Ranch lists 1,000 homes underway and 8,000 planned, with projects ranging from City Village by SummerHill Homes to apartment communities.

It’s another big change for a city that also redefined itself with the launch of City Center, now almost a decade ago!
